Pinehollow Office Park space changes hands

2525 Inner Loop, an affiliate of Sean Finn, has purchased 2525 North Loop West, a 136,325-square-foot office building in the Pinehollow Office Park, from Lykes Building Holding Associates and Smetana Texas Realty Associates. Rudy Hubbard, Kevin McConn and Rick Goings of JLL handled the sale. The new owner plans to make improvements to the building aimed at attracting medical-office tenants, as well as adding retail spaces adjacent to the building. Finn has also invested in 2707 and 2727 North Loop West and the 24-acre Brookhollow Campus at 4400-4550 Dacoma Street, according to JLL. Riverway Capital Partners has purchased 1.3 acres at the southeast corner of Elmview and Neuens Road in the Spring Branch area from Clarence R. Johnston Jr.

Homes prices in Houston and eight other Texas markets rose in the third quarter along with the vast majority of metro areas, according to a new report by the National Association of Realtors. A lack of inventory across the country suppressed sales activity and kept prices rising, according to NAR. The median existing single-family home price gained 5.3 percent to $254,000 nationwide in the third quarter. In Houston, the median sales price hit $233,900, up 7.6 percent from a year earlier. Sherman, Beaumont and Dallas also posted higher appreciation rates than the nation.

Houston-based GPI Real Estate Management Corp. has added a recently built apartment midrise in the Energy Corridor to its portfolio with the purchase of H6 in partnership with Hong Kong-based Wai Kee Holdings. Abacus Capital Group, a New York-based apartment developer and operator, completed the 293-unit complex in 2015. The property, at 14805 Grisby Road, near the southwest corner of Texas 6 and Interstate 10, did not flood during Hurricane Harvey or subsequent releases from the nearby Barker and Addicks reservoirs, according to HFF, which marketed it. The deal comes as Harvey has jump-started a recovery in Houston's overbuilt apartment market.

Popbar desserts arrive in Texas with opening of Baybrook store

Popbar, a frozen dessert chain that got its start in New York in 2010, has opened its first Texas location in Baybrook Mall. A rotating selection of more than 40 flavors of pops can be customized with dippings and toppings. Franchisee Vanitha Pothuri will host a grand opening Nov. 18. True Food Kitchen plans to open at Market Street–The Woodlands next summer. The restaurant, to be next to Grotto, has a menu based on seasonal fare with dishes that emphasize whole foods. Part of Phoenix-based Fox Restaurant Concepts, True Food Kitchen entered Houston with a location at BLVD Place in 2014. The concept was developed by Sam Fox and Dr. Andrew Weil with a menu based on the principles of Weil's anti-inflammatory food pyramid.
